● Managing the building’s income and expense accounts, including the production of detailed financial reports
2. Maintenance Services:
● Supervision of professional service providers, including cleaning, gardening, plumbing, electrical work, pest control, and more
● Routine maintenance of all building facilities: elevators, water heating systems, generators, swimming pools, gyms, etc.
● Immediate response to urgent repairs and unexpected malfunctions
● Supervision of property improvement projects such as roof sealing, facade renovations, and more
3. Additional Services:
● Personal Operations Manager: Each building is assigned a dedicated operations manager who is familiar with the building and its unique needs. This manager oversees all aspects of maintenance, handles urgent issues, coordinates with all service providers, and ensures the building remains in optimal condition.
● Cleaning and Landscaping: Interior and exterior maintenance, including gardening and courtyard upkeep
● Electrical and Plumbing Services: Maintenance and repairs of the building’s electricity and water systems

What is the role of the property management company in the building?
The management company is responsible for overseeing all shared and communal areas in the building. Any area or asset that is not privately owned falls under its responsibility. Its role includes ongoing maintenance of shared spaces and providing essential services required for proper building management.
Does the management company handle the building’s bank account?
The management company adapts its services to the specific needs of each building. If the residents’ committee prefers to manage the account, it is recommended. However, in cases where no such committee exists, the management company will take on this responsibility.
What happens if a tenant refuses to pay?
In the event of a non-paying resident, the management company will file a complaint with the Supervisor of Condominium Affairs and take legal action to recover the debt. This service is provided at no additional cost to the residents.
Do residents receive updates on what’s happening in the building?
Absolutely. Any resident may contact the management company at any time to request financial reports or budget summaries related to the building’s expenses, ensuring transparency and proper oversight.
How long is the contract with the management company?
The contract is signed for a one-year period, with an option to terminate it with one month’s notice.
What are the management company’s working hours?
Office hours are Sunday to Thursday, from 09:00 to 15:00. In case of emergencies, the company is available 24/7 year-round.
What if a pipe bursts in the middle of the night, or someone gets stuck in the elevator on the weekend?
In emergencies, the management company is available 24/7 to provide immediate assistance, including urgent issues such as a burst pipe or elevator malfunction.
How are maintenance fees divided among residents?
According to the law, maintenance fees are divided based on each apartment’s relative size in the building. However, if all residents agree, an equal division is also possible, as per mutual decision.
If the building receives a “hazardous structure” notice from the authorities, does the management company handle it?
Yes. The management company will analyze the notice, issue a tender to receive contractor bids, and work with the residents’ committee to choose the appropriate contractor. The company will oversee the project through to final approval from the relevant authorities.
All operations are carried out with the approval of the building’s residents’ committee.
